Organize annual and special meetings of Owners and meetings of the Board of Directors of the Association, including the preparation of notices, agendas and other related documents.
Guide and assist the Board in the development of association policies and procedures.
Guide and assist members of the Board in the performance of their obligations.
Assist in the administration of the provisions of the governing documents.
Keep all records of the affairs of the association and the Board, including the Declaration, Articles of Incorporation, By-Laws, Rules and Regulations, Resolutions, policies, minutes of the meetings, copies of contracts, etc. These records are the property of the association.
Compile and maintain schedules of Owners, Officers and Directors and such other schedules as may be required by the governing documents.
Prepare and attend to all necessary correspondence on behalf of the Board.
Resolve individual Owner requests as they pertain to the administration of the association, its common elements and governing “Rules and Regulations.”
Communicate with Property Owners to understand their issues and find appropriate solutions.
Issue notices of violations of association rules and regulations.
Administer the association’s insurance portfolio, including the filing of small claims or assisting the association’s independent insurance adjuster in compiling the claim data.
Prepare, copy, print and mail association written communications.
24-Hour Emergency Calls: Our managers are on-call 24 hours per day, 7 days per week – including weekends and holidays.
Prepare and mail welcome information to new owners.
Administer clubhouse, party room, pool and/or other association amenities or schedules.

Physical Property Services
Authorize and facilitate all activities that are necessary to maintain the property as directed by the Board.
Issue work orders and monitor contractor performance to assure that work has been completed in a timely manner and to the satisfaction of the Board.
Execution of cost effective and efficient contract bidding, negotiations and administration.
Oversight of property inspections and field supervision of contractors.
Identification and notification to the Board of serious non-routine maintenance needs, along with proposed solutions.

Regularly inspect the property. Observe, record and monitor deed restriction violations and contractor performance.
Establish, coordinate and provide the administrative functions of the Architectural Review Committee (ARC), including preparation, review and approval of architectural applications, correspondence with owners requesting ARC compliance or completion of applications, and all necessary correspondence related to the ARC
